Why it matters
In Maharashtra, every residential project above the size threshold must be registered with the Maharashtra Real Estate Regulatory Authority (MahaRERA) before it is advertised or sold. The registration is public. It holds the developer’s own declarations about the project, and the updates they must file as construction goes on.
Find the registration
- Get the MahaRERA registration number. It must appear on every advertisement, brochure and site board. Numbers look like P52100054436 or, for newer registrations, PR1260002502426. Large projects often have several numbers, one per phase.
- Open the official portal at maharera.maharashtra.gov.in and search for registered projects.
- Search by the registration number. Searching by project name can fail, because the registered name may differ from the marketing name. Gera’s Avive Towers, for example, is registered as Gera’s Garden in the Sky, Phase I while a rename is pending.
What to check
- Promoter. The registered promoter should match the developer you are dealing with, or a named partner.
- Proposed completion date. This is the date the developer is legally committed to. It is often later than the “target” date the sales team quotes.
- Progress updates. Developers must update construction progress and bookings regularly. Compare the reported progress with what you see on site.
- Litigation. Cases linked to the land or project are listed. A case is not automatically a problem, but you should understand it before you pay.
- Complaints. Complaints filed by existing buyers tell you how the developer handles delays and disputes.
- Approved plans and unit details. Check the number of buildings, floors and the carpet area of your unit type.
Red flags
- No registration number on the brochure, or a number that does not match the project.
- A completion date already passed with no extension and no recent progress update.
- Progress updates that are months out of date.
- Carpet areas in the brochure that do not match the registration.
Every project on Rathod Estates lists its MahaRERA numbers, and we flag disclosed litigation on the project page. See the full project list.
Check your broker too
Real estate agents in Maharashtra must also register with MahaRERA. Ask any broker for their agent registration number and look it up on the same portal. Our own agent registration is in progress, and we will publish the number on every page once it is issued.
